Preliminary Design & Viability Assessment

One thing that truly sets us apart from our competitors—and something we’re incredibly proud of—is our comprehensive initial design and viability assessment. So what does this mean exactly? Well, an initial design and viability assessment is the first step in planning your renovation. It combines creative design with an in-depth practical analysis to ensure your project is achievable.

It begins with concept development, where we collaborate with you to develop an initial vision and preliminary sketches. It focuses on defining your goals, ideas, and preferences while exploring unique, creative solutions to add value to your project. From this, we move on to the feasibility study. This step assesses whether the proposed concept can realistically be executed, with a focus on evaluating the practical, financial, and technical aspects of the project.

We’ll also provide a cost estimate for the feasible preliminary design, giving you a clear idea of the project’s potential budget. This allows you to make informed decisions before progressing to more detailed drawings. Throughout this process, we’ll also help you with value management, helping you to identify opportunities that enhance the overall value of your renovation

By the end of this process, you’ll have a clear understanding of how your vision can come to life, free from unexpected surprises like hidden structural challenges or unanticipated costs during construction.within the confines of your budget.

Process 1 Initial Consultation
Process 2 Preliminary Design
Process 3 Final Design
Process 4 Construction
Process 5 Handover

We begin by understanding your renovation goals and motivations and collaborating closely with you to deliver a design that aligns with your vision and budget.

Following our consultation, we'll develop preliminary designs. This will provide you with a range of feasible visual concepts for your renovation and enable us to adjust based on your feedback.

Here, final designs will be created, and key budget decisions will be made. We will prioritise submitting it and ensuring you gain DA approval before finalising the construction details.

Following DA approval and the finalisation of all designs and permits, we'll move on to the construction phase. Here, your HOMZ Transformation project manager will oversee quality control and coordinate all necessary trades whilst providing regular updates to keep you in the loop.

Following the completion of your project, we’ll walk you through the finished project, address any final fixes, and provide Code of Compliance documents. We’ll issue the final completion certificate six months later, officially closing the project.

Types of Ground Floor House Extensions

Every house is different, and everybody's lifestyle is different, which is why we offer a range of options to extend your home. Whether you're looking to expand your outdoor entertaining area or expand your living space, our custom extensions can meet your needs. Discover our range of extension options below.

Side Return Extension (Side of House Extension)

A side return extension is a home addition that maximises the narrow outdoor space along the side of your property, effectively expanding the ground floor. By extending into the side return of your property, you can open up your kitchen or add a new living area that brings more light and functionality into your home.

Rear Extension

A rear extension is a home addition that extends the back of a property, typically expanding areas such as the kitchen, living room, and dining areas. This creates more space and improves flow between indoor and outdoor living areas. Rear extensions are popular for creating open-plan layouts and enhancing natural light, making them ideal for modern living.

Front Extension

A front extension expands the existing structure of a house and aims to increase square footage and enhance the facade of a property. This includes extending living spaces, such as a larger lounge room, an additional bedroom, or a study. It's worth noting that while they can significantly enhance appearance and functionality, they may be subject to stricter planning permissions due to their impact on the neighbourhood's overall look.

Wraparound Extension

Typically, a wraparound extension combines a side return extension with a rear extension, essentially "wrapping around the side and rear of a property". This contemporary extension design optimises the often-neglected side return space while expanding the home's rear. Blending these extensions leads to a significantly larger, brighter living space (often combining the kitchen, living, and dining spaces) with a better connection to the backyard.

Granny Flat

A granny flat is a self-contained living space that is either attached to or located on the same grounds as the main family home. It is designed to provide additional accommodation, often for elderly family members and guests, or even as a rental unit. Granny flats can include a bedroom, bathroom, kitchenette, and living area, offering independent living while still being part of the same property.

Why Consider a Ground Floor House Extension?

House extensions offer numerous benefits for growing families, property investors, and anyone looking to make better use of their home space. These benefits include:

  • Additional Living Space: Extensions are a practical solution for creating extra rooms or expanding existing ones, providing your family with the space they need without moving.

  • Increased Property Value: Adding a well-designed extension can significantly boost your home’s market value, making it a wise investment for the future.

  • Cheaper & Quicker Than a Rebuild: House extensions are generally more cost-effective and quicker to complete than a full rebuild, making them an appealing option for homeowners who need more space without extensive construction.

  • Enhanced Flow: Extensions are an excellent way to improve your home’s layout, creating a more natural flow between rooms and connecting indoor and outdoor spaces.
